Government Reforms Set to Speed Up New-Home Sales

Government reforms mean faster builds and more opportunities for sellers
 
The government’s recent announcement of reforms aimed at supporting small and medium-sized housebuilders (SMEs) is great news for sellers in the new-build market. With plans to streamline planning, ease regulations, and increase financial support, the reforms are designed to speed up housing delivery and unlock opportunities for sellers across the UK.
One of the key changes is faster planning decisions for smaller developments, with sites of up to nine homes benefiting from simplified rules and quicker approvals. For sellers, this means new homes can come to market sooner, reducing the usual waiting times that can delay sales.
 
Medium-sized sites, those with 10 to 49 homes, will also see reduced planning hurdles and cost savings, including a proposed exemption from the Building Safety Levy. This will help builders scale up their developments, creating more choice and availability for buyers — a clear advantage for sellers eager to attract interest.
The government is also releasing more land exclusively for SME builders and launching a National Housing Delivery Fund to provide long-term financing options. This extra support helps smaller builders grow and deliver new homes more efficiently, expanding the pool of properties ready for sale.
 
Other measures, like combining small brownfield sites through a Small Sites Aggregator and investing in innovation and apprenticeships, aim to create a more sustainable and responsive housing market. These initiatives help maintain steady development and encourage a diverse range of buyers, boosting demand for new homes.
 
For sellers, this means a more dynamic market with less red tape, faster build times, and more buyers eager to move.
