If your home is not well maintained, viewers will notice and be put off. Replace or repair damaged items and redecorate any spoilt areas. There is no need to spend money on unnecessary improvements. If you are not sure, please ask us and we will advise you.

Declutter

Allow the viewer to focus on the property, not your possessions which will distract them. You want them to imagine living there so remove personal items such as family photographs and put into storage. Too much clutter also suggests that there is not enough space. Ensure that doors and passageways are clear. Shoe racks in hallways are an uninviting start. Bicycles and other outdoor equipment should be stored elsewhere.

Viewers will be put off by a dirty home, particularly in the bathroom and kitchen. If you cannot do this properly, employ professional cleaners. This will be money well spent. Then keep it that way!

Ventilate

Your home should be well ventilated continuously and not just before viewings. Air fresheners and deodorisers are useful but are no substitute for fresh air.

Ensure that all your light bulbs are working to provide adequate and appropriate lighting to suit each room. Scented candles and essential oil burners please the senses, but don’t overdo it!

You only get one chance to make a first impression” so the frontage of your property is of huge importance. If you have a garden keep it groomed and clutter free. Clean windows and the front door. People judge the inside of a property by what they first see outside.

Whilst you love your pets, other people may not be so keen, or have allergies. So pets should not be present during viewings and be taken out of the way in good time. Ensure that pet odours, litter trays, fur and pet paraphernalia is removed. If you have a garden used by a pet, ensure that it is clean.
