3. EXPERIENCE
David Conway & Co opened in 1992 and are proud and honoured to be the longest established estate agent in the area. David Conway himself has been selling property locally since 1976. His wife & fellow Director Eunice has helped run the business since the company was founded, with Associate Tony Seeney joining the company in 1993. Whilst we have a mature foundation within the company James Conway and other younger highly trained staff will always ensure that we keep in touch with any new innovations in our industry and relate to all customers of every age group. 4. INDEPENDENCE
We are independent from any bank, building society or insurance company giving us greater control and flexibility. Many corporate estate agents are run from central offices sometimes hundreds of miles away from their local offices and tend to lose touch with changing local market needs and conditions.
5. CHARTERED SURVEYORS
Almost every property sale will be surveyed or valued by a Chartered Surveyor who will be acting on behalf of the buyers lender or on behalf of a cash buyer.
We are the only estate agent in our high street fortunate to have a Chartered Surveyor, being David Conway himself actively involved within the office, often needed when the buyer or indeed the seller requires advice regarding problems which have been highlighted in the survey report. Our associate Tony Seeney ran a successful building company for many years before joining us & uses these experiences by providing advice to both sellers and purchasers following receipt of surveys which can be daunting to the inexperienced.
As we are so well known and established in the area we have built up a rapport with many of the local surveyors and are able to assist by supplying them with true comparables for the subject property in whether it is being sold or in the case of a re-mortgage valuation through David Conway & Co or any other estate agent.
6. ACTIVE OWNER INVOLVEMENT
David Conway, and his fellow Directors (amongst other highly trained staff), are actively involved in all aspects of the business, from the initial appraisal of your property, the skilful negotiating of offers, to continual monitoring the progress of sale until your transaction has completed.
We have to sell or let property to survive. We simply do not have the resources like the corporate companies to sit back and wait for business to come to us. Our very livelihoods depend on it.

Sites are also accessed via the ‘Digital Property Group’ ‘Yahoo’, ‘channel 4.com’ Times on line, telegraph.co.uk, Sky, MSN, Virgin Media & ‘Google’). This year we are signing up as the only estate agents to advertise on Facebook within a 50 mile radius.

11. IN HOUSE MORTGAGE ADVISER.
When an offer is received for your property it is our policy that every potential buyer is vetted by our mortgage adviser. We aim to ensure that they are in a position to proceed whether they have their own mortgage arranged or not. These days it is becoming increasingly difficult for people to obtain impartial mortgage advice let alone being able to arrange mortgages in the present economic climate. Our own in-house mortgage adviser can assist in obtaining mortgages subject to status, for both you and our potential purchasers at competitive rates
12. GETTING THE PRICE RIGHT
We will always give you an honest professional opinion on the price your property should be placed on the market at, although it is you who will ultimately make the final decision. We will always endeavour to achieve the highest possible figure for you. However please be mindful that should you request us to place the property on the market at a substantially higher price we may do so, but overpricing your property does not necessarily achieve the best price and could in fact generate the opposite... NO SALE!!! Please be aware of the following:-
i) Some other agents will deliberately overprice to excite you in order to obtain your instructions, The idea being to create greater 'board' presence and to help sell realistically priced property that they already have on the market. Bear in mind a sole agency can be up to four months or longer with some agents and once you will be locked into a sole agency it will become difficult to escape from it. After valuable time has been lost they will then blame market conditions on their failure to sell and then advise you to reduce. Basically you have been duped often deliberately
ii) Agents who consistently overprice usually create their own 'catch 22'. In the short term they may benefit but sensible homeowners will avoid them as will potential buyers.
iii) Buyers who are willing to make reasonable offers will become discouraged to view such properties so the seller loses potential offers from serious purchasers.
iv) Even if you are lucky to find the 'needle in a haystack' buyer who is willing to accept your high price. the deal has a much higher chance of falling through when the buyer cannot secure a mortgage as the building society or bank values for a lot less than the selling price or he discovers his error later on and withdraws
v) If you had your heart set on a particular property not only would you risk losing it, you may also incur heavy expenditure. Even if you had not yet found a property your inflated price will ensure that your future move is further delayed.
